A 2000m2 Office and Retail Complex on a brownfield site located on a main arterial route in Omagh town centre.

Following a negotiated tender process, McAleer & Teague were appointed to undertake the provision of high specification commercial office and retail units on the Derry Road, Omagh.

The project comprised the construction of a 2000m2 ‘over basement’ office and retail unit complex on a brownfield site located on a main arterial route in Omagh town centre. The works included the demolition of an existing retail unit, followed by environmental improvement works to the site. The building consists of reinforced concrete foundations with a structural steel frame, external walls comprising facing brickwork and decorative block work, suspended pre-cast concrete floors and a composite metal deck roof.

The site was extremely restricted, being bound to the front by the Dublin Road and Brookmount Road and to the rear by a four meter drop in ground levels along the boundary. Excellent project management and supervision throughout the project ensured the structural integrity of the existing boundary walls.

Due to the speculative nature of this development, the end clients were not confirmed until late into the construction phase. The flexibility of our construction and management team ensured specific client requests were accommodated throughout the scheme.

Regular liaison between all parties ensured the successful completion of this project on time and within budget.
