A new, contemporary 70-seater restaurant with associated kitchen facilities, six en-suite bedrooms, office accommodation and manager’s accommodation.

McAleer & Teague provided a complete project solution to the Ederney Community Development Trust for the Design & Construction of Northern Ireland Tourist Board approved 3-star licensed accommodation.

The development incorporated a 70-seater restaurant and associated kitchen facilities, with six en-suite bedrooms, office accommodation and manager’s accommodation. The scheme was designed with a contemporary edge, in line with Northern Ireland Tourist Board requirements for 3 star licensed accommodations.

The rural nature of the development required an innovative approach. The contemporary design approach was recognised for its clever response to the restricted site, while complying with all planning stipulations and ensuring full planning approval.

The building sits on trench fill foundations and is built with block and stone work, with timber wall cladding, a slate roof and was finished with complete M&E services installation.

The complex funding arrangement on this scheme required detailed cost planning and forecasting by McAleer & Teague’s surveying department, ensuring the client had the most up to date information at all times. The timely and accurate provision of this information ensured maximum funding was utilised on the scheme.
