Ashby Tower

Internal refurbishment works to the 1st, 2nd, 3rd, 4th and 6th floors of the Ashby Tower (QUB), with upgrading of the central plant in the Basement and 11th floor plantrooms.

The ‘Ashby’ is a noted 1960’s building complex within the Queen’s University of Belfast providing accommodation to several Engineering Faculties.

The site is located between Stranmillis Road, Chlorine Gardens and Malone Road – it is adjacent to the David Kier Building (additional QUB engineering accommodation) and surrounded by a Church and mostly three to four storey retail & residential buildings.

This refurbishment works of the Ashby Tower Block included a complete internal refurbishment of the 1st, 2nd, 3rd, 4th and 6th floors, with upgrading of the central plant in the Basement and 11th floor plantrooms.  The 3rd floor refurbishment was negotiated during the works and completed as part of the overall scheme. There was also some minor works to the Ground and 5th floor to accommodate new services, replacement of North Staircase glazing and a new cyclist changing and shower area on the Ground Floor. Any redundant services were removed where accessible. New ventilation was provided to teaching areas generally. New lighting, power and data was provided throughout. New fire safety measures in accordance with the Fire Strategy report were installed in the newly refurbished floors. New services were sized to take into account of the fully refurbished tower block including additional floors planned in the future.

McAleer & Teague worked in partnership with the design, construction and BREEAM Assessment team to ensure that, where possible, maximum credits are achieved at pre and  post construction stages. The Ashby Project included our early stage involvement with the BREEAM Assessor to review the criteria and the provision of timely and precise evidence for assessment. The project achieved a BREEAM Higher rating rating of Very Good.

The successful service coordination was the key to delivering the project on time and allowed McAleer &Teague to successfully negotiate and complete additional works to the building within budget.
